• Production companies will only be granted access to areas designated within the location agreement, for both holding and filming purposes. All areas unspecified in the location agreement are strictly off-limits. In the event that production must expand beyond the previously agreed upon footprint, an additional fee will be incurred by discretion of the location owner.

• Production companies that exceed the amount of hours designated within the location agreement will incur an additional overtime fee by discretion of the location owner based on the amount of time needed to complete the day. 

​

• Thermostat adjustments may only be made by the location owner or location representative. 

​

• Any person working at the property must sign a liability waiver prior to entry.

​

• Production companies must obtain permission from the owner prior to moving furniture or using any in-house items. 

​

• Production companies must report any damages or missing items to the owner immediately upon discovery.

​

• All crews larger than 40 people will be required to rent portable restrooms to use on-site. 

​

• A portable generator will be required for productions with a larger power demand than the standard dwelling power capacity. 

​

• Any stunts requiring pyrotechnics or use of flames must be discussed with the location owner prior to filming, and written permission must be obtained from the production company.

• Large scale productions will be required to provide a Certificate of Liability Insurance that covers at least $2,000,000 w/ the following name/address listed:

• Personal-Use photoshoots (e.g.: graduation portraits, engagement photos, family photos) are not required to submit a Certificate of Insurance (COI).

​

• Large scale productions will be required to implement location protections such as layout board or foam padding on floors, wooden surfaces, and delicate furniture. Shoe covers may be used at the discretion of the owner.
   

• All food/drink must be held and consumed in outdoor areas. Permission to hold catering or crafty indoors may be granted by discretion of the location owner based upon factors such as weather and crew size. The carport can be made available for dining and staging purposes. 

 

• All drinks consumed indoors must be placed on coasters or table coverings must be placed prior to the working day.

 

• All garbage created by production must be disposed of by the production company at the end of each shoot day. Please let the location representative know if you need a vendor. 

 

• Any production that requires the gated entry to the property to remain open throughout their working day must always have somebody assigned to firewatch at the gate.

• A signed copy of the following guidelines must be provided to the location owner prior to the agreed upon rental date.

​

• Production company must return all furniture and items to their original location before leaving the property.
